What if there are back taxes or liens owed on my property?
Selling your land to us does not require any money out of pocket.
Any back taxes or dues will be negotiated as part of our offer prior to reaching an agreement. In the case that money is owed in back taxes or dues, those amounts can be deducted from the final closing price. In some cases, when the back taxes or dues are minimal, we will cover them in advance to make the process simpler and easier for you. What’s important is you will NEVER have to spend any of your own money to sell your land property to us.
HoW DO YOU DETERMINE HOW MUCH TO OFFER?
Our process is very clear and straight forward. We look at what other properties are selling for, and what the market suggests they will do in the future. We take out what was paid in commission and fees on these comparable properties to get a price on which we base our offer. In addition we calculate the market there is for land of this type and the amount of marketing resources we’ll need to put into the transaction to re-sell your property to an end buyer. Finally is our profit. We earn a fair profit for this service and want you to walk away knowing that you reached your goals.

How quickly can you make me an offer?
Depending on where the land is located and whether or not we can go look at it by ourselves or if a appointment is needed, we can usually get an offer to you within 24 hours. If we need to set an appointment with you or your representative to view the property, then obviously everything will depend on when that occurs. Our goal on ALL offers is to have them made within 24 hours, unless we are on vacation for a few days.
What will you do with my property once you buy it?
Good question! Alot depends on what type of land it is. We generally try to utilize farmland for farming and manage timberland for long term growth and timber health. We place a strong priority on recreation so we do hunt and enjoy the properties we buy. Basically we do what is needed to improve the health of the land and timber while utilizing for recreation and income if there is that potential, such as for farming. If a tract needs work cleaning up and restoring to better shape then we will do that first.
We have an extensive list of potential buyers we have developed over the years of folks looking for specific types of land. In many cases your land may hit the criteria needed so we will market it to those buyers.
You sent me a purchase agreement, what is that?
We use county records to contact property owners whose land we may be interested in buying. Sometimes we send an actual purchase agreement based off our preliminary investigation on a property with an actual contract (or purchase agreement) to buy your land!
ARE YOU PRICES FAIR?
Yes. The prices we pay are fair and a win-win for both parties. We do not pay retail, however, that cost can be made up when you factor in the fact that we charge ZERO in commissions, plus we pick up all associated administrative and closing costs. In addition, we close very quickly because we are paying in cash. This saves you money by shortening the period of time in which you are responsible for taxes, assessments, and maintenance of the property. Remember, the land market is very slow, selling the traditional way, and using a realtor to find a buyer can take months if not longer. Costs incurred over this time can add up fast. Before binding yourself to a realtor, get our offer and run the numbers for yourself. There is zero obligation.
How do I get paid for my property?
We conduct all of our closings through a closing attorney or title company. Just like any other real estate transaction, they will take the money from us and place it in escrow. After closing, once the Deed has been recorded with the county, they will transfer the money to you, either via wire transfer or check depending on your preferences.
